More Bookings Expected in 2010- Unitech

Real estate company Unitech Ltd said on Tuesday it has sold 16.6 million square feet of residential and commercial space during financial year ended March 2010. This is more than five times the bookings clinched in Financial Year 09 (three million square feet), when slowdown in the property market and cash crunch faced by various builders had dented the fortunes of the industry. Unitech had reported 10 million sq ft of bookings during Financial Year 08.

The average realisation stood at Rs 4,237 a sq ft for Financial Year 10 although the company did not give a comparable figure for the previous year. During Financial Year 10, Delhi NCR and Chennai accounted for a big chunk of the total bookings.

According to an operational update by the company, for the year ended March 31, 2010, bulk of the area booked by the company pertains to residential projects (82 per cent) and balance to non-residential or commercial space. The company has claimed that the total value of sales for the space booked in the last fiscal stands at over Rs 7,000 crore.

On the delivery status of past projects — a pain point with buyers during the market slowdown phase — Unitech has reported that out of the total 22.4 msf of area to be delivered, close to 6.8 million sq ft has been delivered till March 2010. About 1.15 million sq ft was delivered in the last quarter alone.

Gold Souk – the jewellery mall developer – is planning to set up a gems and jewellery special economic zone (SEZ) with an investment of Rs 2,000 crore in Gurgaon. The company plans to start work on the project within this financial year.We have got 40 acres from the Haryana government. It is an ambitious project. We plan to have residential apartments named Gold Souk City, apart from having gems and jewellery manufacturers from Thailand and Dubai who will open their units in India,” Gold Souk Vice-Chairman and Joint Managing Director Ashish Gupta said.

A formal announcement of the project is expected in the next couple of months. “We are at the design stage now. We are working out how much percentage of land should individually be designated for malls, residential and the other commercial offerings,” he added. According to Gupta, the company is looking for private equity (PE) players to fund a portion of the project.

“The rest would be financed through internal accruals and joint ventures,” he said. The company is also contemplating an initial public offer (IPO) over the next two years. “We are trying to identify the right time for the IPO. Right now, the market is quite unstable. So, we will wait and see if it stabilises in the next 12 months. We could then launch our IPO,” Gupta said.

At present, Gold Souk has four operational jewellery malls in Gurgaon, Ludhiana, Jaipur and Cochin. This financial year, it plans to launch similar malls in Indore, Hisar, Ajmer, Thiruvananthapuram, Madurai, Calicut and Selam. The company is also in talks with an international hotel group and plans to launch five four-star hotels within this financial year.

“Our primary focus will always be on real estate and, this financial year, we will be launching a lot of jewellery malls across the nation. Apart from this, we are diversifying into hotels and also plan to open a hospital in Ludhiana,” Gupta said.

Central park-2 overview

OVERVIEW

Bellevue is the Ist phase of development for Central Park-2 and it comprises of nine towers. Each tower has 16 floors with three apartments per floor. All Bellevue towers are type B type, i.e. they comprise of three-bedroom apartments. Of the three apartments per floor, two face the twenty acre greens (2,350 sq. ft.) and the third (2,550 sq. ft.) outlooks the city. This phase has a total of 15 penthouses, of which 6 are 4 BHK duplex penthouses and also 18 townhouse/villas.


UNIQUE FEATURES

  • Central Park II has been master planned by the world’s largest architectural firm, HOK International Ltd., which has the distinction of designing the Dubai Marina. It has been landscaped by the world renowned ‘Green Architects’ of Thailand.

  • The entire complex is Wi-Max enabled and residents will be able to access the internet on their laptops through out the complex.
  • Provisions for recycling water will be available at a nominal cost. There will also be provisions for complete rain-water harvesting. Furthermore, two tier drainage systems will collect rain water and transfer it to water harvesting wells so as to avoid water logging.

Each tower has its own unitised / containerised transformer that will merge with the landscape and have an isolated switch that can cut off the power to a tower in case of an emergency. All generators will be located in a separate area so as to avoid noise and pollution.
  • Each apartment will have provision for piped gas, at an extra cost to residents.
  • Each block will have 2 fire staircases encased by concrete and steel, along with fire proof doors so as to provide refuge to the inhabitants of the buildings in the case of a calamity. Staircases have been designed at a distance from the lift shafts so that, they remain isolated in the case of a fire, and the lift shaft works as a chimney.
  • The towers have been designed to be earthquake resistant structures. Attributing to superior construction technology, the structure of the buildings complies with Seismic Zone V design regulations. The Seismic Zone V design requirements are superior to Zone IV design requirements applicable in Delhi NCR areas including Gurgaon.
  • The Omaxe Wedding Mall, International ‘Medicity’, the ‘World Trade Centre’, international high schools (such as Pathways World School & the GD Goenka International School), as well as other shopping malls and a golf course lie in close vicinity to the Central Park II site.
  • The lobbies have been designed by the renowned interior designer, Hirsch Bedner & Associates, USA. Paved with granite flooring, these fully air-conditioned lobbies have 24-hour security and seating capacity for 8 to 12 people. They will also have a fire control room for emergency evacuation services.
  • Guest parking will be available in the basement. They will access lifts from the lobbies in the basements up to the ground floor, where they will then be greeted by the concierge.   • Street lighting, designed by an international agency, specifically ensures security (due to ample lighting) as well as a serene and soothing effect.

DLF to Build Rs 15 cr Flat in Delhi’s Posh Locality

dlf_groupDLF is coming up with Rs 15 crore flats in the posh Greater Kailash area, courtesy Municipal Corporation of Delhi (MCD), alleges Congress. Leader of Opposition in the Municipal Corporation of Delhi Jai Kishen Sharma has alleged that the civic body has “illegally” allotted the land meant for park and community centre to the DLF. The Bharatiya Janata Party is in power at the Town Hall. Claiming that the civic agency is hand in glove with the ruling party, Sharma said: “In clear violation of the MCD rules, plots measuring 1.5 and 2.5 acres have been allotted for building apartment complex. The land was meant for civic facilities like parks and community centre. This was done to increase the ground coverage of the housing society and give undue benefits to DLF.”

The real estate major is building eight and nine storey apartment buildings in the E and W blocks of the Greater Kailash-II. The building plans were sanctioned in 2007. DLF has already started construction on the plots. Captain KS Singh, a MCD councilor from south Delhi, said: “When the plots were allotted the topography of the area was very different from what it is today. Now, the area is densely populated. So, there should be no construction here as civic infrastructure will crumble if these housing projects come up.”

However, MCD officials refute the charges, saying the resolution for allowing the construction was passed by the Standing Committee way back in 1989. Some residents had also moved the Supreme Court on the issue, but the court ruled in favour of the MCD. The layout plan was sanctioned around two years ago. “I have asked the Commissioner to look into the matter and submit a report within three days,” Standing Committee chairman R K Singhal said.
