			<content:encoded><![CDATA[<p>In this article i am providing  you the information on a decision given by the Haryana &amp; Punjab High Court that all the members who have not paid their dues of Saraswati Kunj Housing Society in Gurgaon would not be eligible for voting in the society election because of their unpaid dues.</p>
<p>The Authorize members of society move to court alleging that there are so many ineligible members in the voter list of the society which was prepared by the concern registrar office. The only fear of Saraswati Kunj Society members is that the unauthorized voting rights of the ineligible members would pave way for property consultants, realtors or land mafia’s to take over the society.  The Saraswati Kunj society owns over 200 acres land worth several hundreds crores in Gurgaon, and is presently managed by government-appointed administrators.</p>
<p>&nbsp;</p>
<p>After the petition filed by the society members regarding the voting list the court directed to Returning Officer (RO) to prepare a fresh voter list to start of the election process.</p>
<p>The court is informed by the society members through a petition that there are only 2678 Members have cleared their dues on time and rest 5000 members were not cleared their dues yet (Figure Given by the Society members)</p>
<p>The court holds the election to a later time after observing that a defaulter member cannot be allowed to participate in the election process. The next date of election will be announced after the voter list is revised. We welcome the court judgment. The candidates who are contesting the election will get fair chances of their win, said a society member.</p>

			<content:encoded><![CDATA[<p>The Supreme Court today said the landlord cannot evict tenant for at  least five years if he is paid rent regularly as per the agreement  between the parties. If present and prevalent market rent assessed and  fixed between the parties is paid by the tenant, then the landlord shall  not be entitled to take any action for his eviction against such a  tenant for at least for a period of 5 years, a bench of justices Dalveer  Bhandari and Deepak Verma said.</p>

<p><span> Hunoos Dilli  door ast (It is still a long way to Delhi)! Those who did not find their  names in the recent DDA draw might be feeling a little low as they may  not be able to purchase a house in the capital with no DDA scheme in the  near future. Experts, though, say that there is no point in cursing  fate — they aver that it is time to think beyond the capital.<br />
While  the NCR cities close to Delhi are still no match for the national  capital, fact is that if serious end users continue to wait for long to  find a house in Delhi, they may even miss the housing options in the  NCR, altogether.<br />
“I think there are several options available in  the NCR, since Delhi does not have many projects on offer. Everybody  has been eagerly awaiting the DDA draw, and hoping for another draw is a  farfetched option; genuine buyers must start looking for alternatives.  Areas like Ghaziabad will see an upsurge in the number of buyers due to  their close proximity to Delhi and better infrastructure facilities. In  Ghaziabad, demand will further increase, especially in areas like  Indirapuram, Mohan Nagar, and with the Metro reaching places like  Vaishali, Vasundhara and Raj Nagar Extension, this will be a golden  opportunity for genuine buyers to invest,” says Vijay Jindal, CMD of SVP  Group.<br />
Realty experts say that all those who have not booked a  DDA flat must think of the NCR now. The overall development is pushing  prices there too, but one can still get plenty of affordable real estate  opportunities in places like Ghaziabad, Faridabad, Noida, Greater  Noida, Raj Nagar Extension and Gurgaon. Gurgaon and Noida are already  going out of the reach of salaried class. However, other key NCR towns  seem to be good options for all those who could not find their names in  the list of lucky winners of the DDA draw.<br />
Admittedly, the rates  in both Noida and Gurgaon are hitting the roof and it is advisable to  book a flat wherever your budget permits before all these places also  register unaffordable prices for the middlesegment pockets.<br />
A  spokesman of the Raheja Group says that for the unlucky ones in the DDA  scheme, there are ample options in the NCR in developing locations,  which are still not over-priced. They can weigh opportunities in  Ghaziabad, Faridabad, Noida as well as Gurgaon. Experts  say that many prospective buyers were waiting for the DDA housing  scheme’s draw to get over before they make a d e c i s i o n about buying a house.<br />
Devinder  Gupta of Century 21 realty consultancy predicts a flurry of activity in  the real estate market of the NCR in the weeks and months ahead. This  will give a boost to real  estate market as many of the more than seven-lakh applicants would now  look for a dream home. “I am sure serious buyers would seal a deal in  the NCR rather than wait any more,” says Gupta.<br />
Realtors say that Noida, Ghaziabad, Faridabad and Greater Noida will see some big launches in the next  few months and these areas will benefit from the increased demand. In a  couple of months, as the summer vacation for schools begin, many people  will start their house hunting mission with gusto.<br />
Saed Ansari, an anchor for News 24, says that when he shifted to Delhi after working in Star News in Mumbai  a couple of years ago, he booked a flat in Noida without wasting any  time. “I thought that was my most sane decision. I am very happy in  Noida and who knows, I may buy another one in Noida or Greater Noida,”  Ansari says.<br />
“Of the 7.4 lakh people who couldn’t get a flat, at least 3.5 lakh are serious  buyers and still need flats. This demand will result in a boom,” says  Alimuddin Rafi Ahmed, the CMD of ILD Group. He believes the entire NCR  would be a beneficiary.<br />
Arun Mohan, advocate and author of  “Affordable Housing”, says that despite some shortcomings in terms of  infrastructure, the NCR towns are coming up very well.<br />
“It  is advisable that all those who do not have a generous budget book  their flats in the NCR. Who would have thought that ten years ago,  places like Noida and Gurgaon will grow so much. All those who have  invested in these places are reaping the benefits.” </span></p>

			<content:encoded><![CDATA[<p><strong>Real  estate company Unitech Ltd</strong> said on Tuesday it has sold 16.6 million  square feet of residential and commercial space during financial year  ended March 2010. This is more than five times the bookings clinched in Financial Year 09 (three million square feet), when slowdown in the property market  and cash crunch faced by various builders had dented the fortunes of the  industry. Unitech had reported 10 million sq ft of bookings during Financial Year 08.</p>
<p>The average realisation stood at Rs 4,237 a sq ft for Financial Year 10 although  the company did not give a comparable figure for the previous year.  During Financial Year 10, Delhi NCR and Chennai accounted for a big chunk of the  total bookings.</p>
<p>According to an operational update by the company, for the year ended  March 31, 2010, bulk of the area booked by the company pertains to  residential projects (82 per cent) and balance to non-residential or  commercial space. The company has claimed that the total value of sales  for the space booked in the last fiscal stands at over Rs 7,000 crore.</p>
<p>On the delivery status of past projects — a pain point with buyers  during the market slowdown phase — Unitech has reported that out of the  total 22.4 msf of area to be delivered, close to 6.8 million sq ft has  been delivered till March 2010. About 1.15 million sq ft was delivered  in the last quarter alone.</p>

			<content:encoded><![CDATA[<p><strong>Gold Souk </strong>– the jewellery mall developer – is  planning to set up a gems and jewellery special  economic zone (SEZ) with an investment of Rs 2,000 crore in Gurgaon.  The company plans to start work on the project within this financial  year.We have got 40 acres from the Haryana government. It is an  ambitious project. We plan to have residential apartments named Gold  Souk City, apart from having gems and jewellery manufacturers from  Thailand and Dubai who will open their units in India,” Gold Souk  Vice-Chairman and Joint Managing Director Ashish Gupta said.</p>
<p>A formal announcement of the project is expected in the next couple  of months. “We are at the design stage now. We are working out how much  percentage of land should individually be designated for malls,  residential and the other commercial offerings,” he added. According to  Gupta, the company is looking for private equity (PE) players to fund a  portion of the project.</p>
<p>“The rest would be financed through internal accruals and joint  ventures,” he said. The company is also contemplating an initial public  offer (IPO) over the next two years. “We are trying to identify the  right time for the IPO. Right now, the market is quite unstable. So, we  will wait and see if it stabilises in the next 12 months. We could then  launch our IPO,” Gupta said.</p>
<p>At present, Gold Souk has four operational jewellery malls in  Gurgaon, Ludhiana, Jaipur and Cochin. This financial year, it plans to  launch similar malls in Indore, Hisar, Ajmer, Thiruvananthapuram,  Madurai, Calicut and Selam. The company is also in talks with an  international hotel group and plans to launch five four-star hotels  within this financial year.</p>
<p>“Our primary focus will always be on real estate and, this financial  year, we will be launching a lot of jewellery malls across the nation.  Apart from this, we are diversifying into hotels and also plan to open a  hospital in Ludhiana,” Gupta said.</p>

<p style="text-align: left;">Bellevue is the  																Ist phase of  																development for <strong>Central Park-2</strong> and it comprises of nine towers. Each tower has 16 floors with three apartments per floor. All Bellevue towers are type B type, i.e. they comprise of three-bedroom apartments. Of the three apartments per floor, two face the twenty acre greens (2,350 sq. ft.) and the third (2,550 sq. ft.) outlooks the city. This phase has a total of 15 penthouses, of which 6 are 4 BHK duplex penthouses and also 18 townhouse/villas.</p>

<li><strong>Central Park  																	II</strong> has been master planned by the world’s largest architectural firm, HOK International Ltd., which has the distinction of designing the Dubai Marina. It has been landscaped by the world renowned ‘Green Architects’ of Thailand.</li>
<li>Central Park II has 4 phases:<br />

<li>Central Park II has 2 entrances – the main entrance is from the 60 m wide Sector Road starting from MG Road, joining NH 8. The second entrance is from the 90 m wide Sohna Road, conveniently located at a distance of 1.7 km from Rajiv Chowk on NH 8. The drive-in entrance is at a distance of 150 m from the Sector Road in order to reduce noise pollution.</li>
<li>With ample underground parking for up to 3700 cars, there will be no surface parking (except for emergency services such as ambulance, fire brigade &amp; police vehicles). Guest parking will be available in the basement. There is also provision for handicap and senior citizen parking at convenient locations.</li>
<li>The 20 acre park located at the centre of the complex has a 4.5 km long walking track that has been landscaped with an appropriate gradient for cardio vascular exercises. Water bodies and mist fans will create a relaxing ambience.</li>
<li>Vehicular access on the periphery ensures that the central vista is completely quiet, safe and pollution free.</li>
<li>Amenities include world class clubs, swimming pools, an amphitheatre for ceremonies, get-togethers &amp; functions and top of the line restaurants.</li>
<li>The Complex has 1 primary school, 2 nursery schools and a crèche. These will ensure secure yet open play areas for children.</li>
<li>A shopping centre conveniently located on the premises will meet residents’ daily needs.</li>
<li>There will be provision of security at several stages – the periphery, gates and lobby levels. Closed circuit camera monitors will be placed at the main gate entrance, periphery roads as well as the lift lobbies of every tower. The cameras will have recording devices to store pictures for crime detection. Each apartment will be provided optional video phones connected to the concierge.</li>
<li>Very high levels of security control will be ensured through the use of RFID (Radio Frequency Identification Device) systems. Access into the building towers will be restricted by RFID passes, and visitors will be given electronic tokens that allow them access only to authorised parking areas. House-help working in the complex will have restricted access to authorised areas and apartments only. Their entrance and exit will constantly be monitored by sensors placed within each complex as well as from the main security gates.</li>
<li>It is a mere 20 minute drive to the New Delhi Indira Gandhi International Airport once the new Express Highway is operational.</li>
<li>The new Master Plan for Gurgaon includes a green belt along the rain water canal where no construction will be permissible.. This will provide lush views from Central Park II and improve the air quality in and around the area.</li>
<li>The entire complex is Wi-Max enabled and residents will be able to access the internet on their laptops through out the complex.</li>
<li>Provisions for recycling water will be available at a nominal cost. There will also be provisions for complete rain-water harvesting. Furthermore, two tier drainage systems will collect rain water and transfer it to water harvesting wells so as to avoid water logging.</li>
<li>Each tower has been provided with a service floor so that all services are terminated at this level, without having to occupy the basement. This prevents the collection of sewage, waste water, drain water and rain water from creating unhygienic conditions.</li>
<li>There will be 24-hour uninterrupted stand-by power supply. Each tower has its own unitised / containerised transformer that will merge with the landscape and have an isolated switch that can cut off the power to a tower in case of an emergency. All generators will be located in a separate area so as to avoid noise and pollution.</li>
<li>Each apartment will have provision for piped gas, at an extra cost to residents.</li>
<li>Each block will have 2 fire staircases encased by concrete and steel, along with fire proof doors so as to provide refuge to the inhabitants of the buildings in the case of a calamity. Staircases have been designed at a distance from the lift shafts so that, they remain isolated in the case of a fire, and the lift shaft works as a chimney.</li>
<li>The towers have been designed to be earthquake resistant structures. Attributing to superior construction technology, the structure of the buildings complies with Seismic Zone V design regulations. The Seismic Zone V design requirements are superior to Zone IV design requirements applicable in Delhi NCR areas including Gurgaon.</li>
<li>The Omaxe Wedding Mall, International ‘Medicity’, the ‘World Trade Centre’, international high schools (such as Pathways World School &amp; the GD Goenka International School), as well as other shopping malls and a golf course lie in close vicinity to the Central Park II site.</li>
<li>The lobbies have been designed by the renowned interior designer, Hirsch Bedner &amp; Associates, USA. Paved with granite flooring, these fully air-conditioned lobbies have 24-hour security and seating capacity for 8 to 12 people. They will also have a fire control room for emergency evacuation services.</li>
<li>Guest parking will be available in the basement. They will access lifts from the lobbies in the basements up to the ground floor, where they will then be greeted by the concierge. On being granted permission to use the lifts, security enabled cards that lie with the concierge will be handed to them. These procedures have been set up to ensure resident security.</li>
<li>Lift lobbies on each floor will have access to garbage chutes. The garbage thrown down these shafts will be collected at the basement and disposed off.</li>
<li>Each tower will have two lifts- one standard passenger lift and another deep lift capable of carrying patients on a stretcher, in case of a medical emergency.</li>

Leader of Opposition in the Municipal Corporation of Delhi Jai Kishen Sharma has alleged that the civic body has “illegally” allotted the land meant for park and community centre to the DLF. The Bharatiya Janata Party is in power at the Town Hall. Claiming that the civic agency is hand in glove with the ruling party, Sharma said: “In clear violation of the MCD rules, plots measuring 1.5 and 2.5 acres have been allotted for building apartment complex. The land was meant for civic facilities like parks and community centre. This was done to increase the ground coverage of the housing society and give undue benefits to DLF.”</p>
<p>The real estate major is building eight and nine storey apartment buildings in the E and W blocks of the Greater Kailash-II. The building plans were sanctioned in 2007. DLF has already started construction on the plots. Captain KS Singh, a MCD councilor from south Delhi, said: “When the plots were allotted the topography of the area was very different from what it is today. Now, the area is densely populated. So, there should be no construction here as civic infrastructure will crumble if these housing projects come up.”</p>
<p>However, MCD officials refute the charges, saying the resolution for allowing the construction was passed by the Standing Committee way back in 1989. Some residents had also moved the Supreme Court on the issue, but the court ruled in favour of the MCD. The layout plan was sanctioned around two years ago. “I have asked the Commissioner to look into the matter and submit a report within three days,” Standing Committee chairman R K Singhal said.</p>
